Before You Install a Concrete Overlay: 7 Checks Every Contractor Should Make

A decorative concrete overlay can give worn concrete a new finish—but a successful project starts before the first bag is mixed.

For contractors, evaluating the existing slab, planning repairs, and selecting compatible materials are essential parts of the job. A beautiful texture or decorative pattern cannot compensate for an unsuitable substrate or an incomplete preparation plan.

At Platinum Concrete Coatings of Texas, we supply contractors with concrete overlay products and product-selection guidance. These seven checks can help you plan your next resurfacing project before ordering materials or committing to an installation schedule.

1. Determine Whether the Concrete Is Suitable for Resurfacing

Start by separating appearance problems from underlying slab problems.

Discoloration, an outdated finish, and surface wear may make a slab a candidate for resurfacing. Significant settlement, unstable concrete, or ongoing movement require further evaluation before an overlay is considered.

During the initial walkthrough, document:

  • Cracks and changes in elevation.

  • Spalled, loose, or deteriorating areas.

  • Existing repairs.

  • Standing-water locations.

  • Expansion and control joints.

  • Previous coatings or sealers.

An overlay should not be presented as a solution for structural movement. Set that expectation before discussing colors and patterns.

Our concrete overlay selection guide explains why slab condition and intended use should guide product selection.

2. Identify What Is Already on the Surface

Ask the customer about previous sealers, coatings, cleaning treatments, and repairs. Photograph questionable areas and include them in your preparation plan.

The questions worth answering are simple: What needs to be removed? What can remain under the selected system? How will you verify that the prepared surface is ready?

Durável ECP is a cleaner and profiler intended for preparing concrete for decorative treatments, including overlays. However, selecting a cleaner does not establish that the entire preparation requirement has been met. Determine the removal and profiling methods needed for the actual surface and selected overlay. Durável ECP product guidance

Avoid quoting preparation as a minor allowance before you understand the existing finish. Removal work can substantially affect the project scope.

3. Plan Repairs Before the Decorative Layer

Map damaged areas and measure their depth. Record which repairs are isolated and which extend across larger sections.

This helps you distinguish the repair work from the decorative finish—and gives your supplier useful information when discussing materials.

Durável TRO is a traffic-rated resurfacing and repair overlay designed for surface deterioration and spalls. Its published instructions allow applications from a thin edge to ¼ inch in a single lift. Deeper repairs require a product and application plan suited to their dimensions. Durável TRO application guidance

Do not assume a decorative coat can fill every defect. Confirm repair depth, compatibility, and the required interval before the next layer.

Include a joint-treatment plan in the scope as well. Existing movement joints should not disappear beneath a decorative design.

4. Match the Overlay to the Finish and Traffic

Ask the customer to describe both the desired appearance and the daily use of the space.

A broom-finished service area, a patterned patio, and a stamped driveway create different material and installation requirements.

For example:

Project goal

Product direction to evaluate

Decorative spray or trowel texture

Durável TSO

Resurfacing with a broom finish or surface repairs

Durável TRO

Stamped decorative texture

Durável SOM

Durável identifies these products for different resurfacing and decorative applications. Final selection should account for traffic, thickness, substrate condition, and the complete installation requirements. Durável overlay product overview

Approve a representative sample whenever the project depends on a particular texture, color variation, or pattern. Keep a record of the materials and methods used to produce it.

5. Check the Bonding and Surface-Moisture Instructions

Do not carry the preparation routine from one overlay product directly into another.

Durável’s TSO instructions illustrate why the application method matters: troweled applications call for a saturated-surface-damp substrate without standing water, while spray applications call for a dry surface. Durável TSO application guidance

Bonding-agent requirements also vary. Durável identifies LBA as the required bonding agent for its SOM stampable overlay and TRM repair mortar. Its instructions call for a thin application without puddles and specify the condition and timing required before overlay placement. Durável LBA instructions

Before mobilizing, write down the requirements for the exact product and method:

  • Required surface profile.

  • Surface moisture condition.

  • Bonding agent, if specified.

  • Timing between preparation, priming, and placement.

  • Temperature limitations.

That short checklist helps the crew work from the same instructions.

6. Plan for Weather and Consistent Mixing

Build your installation plan around site conditions and the product’s working limits.

Record when the work area receives direct sun, where materials will be staged, and how the crew will maintain consistent batches. Check substrate temperature as well as air temperature.

Durável’s TSO guidance recommends keeping bags cool, using measured water, and maintaining consistent mixing-water temperature. It also says not to add more water to material that has stiffened to restore workability. Durável TSO mixing guidance

Assign someone to measure water and record batch quantities. Organize the mixing station so the crew can repeat the approved process without improvising.

For decorative work, consistency should be part of the production plan from the beginning.

7. Select the Sealer Before Installation Begins

The overlay finish and protective sealer should be planned together.

For exterior TSO applications, Durável calls for a compatible single-component acrylic concrete sealer. Its guidance lists options including DV-30, DV-WB, Colour Seal, and

Confirm the selected sealer’s requirements for drying, application conditions, coverage, and return to service. Do not treat the overlay’s initial set as automatic permission to seal it.

Discuss sheen, maintenance, and traction with the customer before approving the finished sample.

If using Durável D-Grip HD 20-mesh, keep it limited to concrete overlays finished with compatible acrylic sealers. Do not use it in epoxy, polyurea, polyaspartic, or urethane coating products.

What to Bring Your Supplier Before Ordering

A useful materials conversation starts with more than square footage.

Bring:

  • Photos of the slab and existing finish.

  • Measurements and repair depths.

  • The intended traffic and use.

  • The desired texture, pattern, and color.

  • Interior or exterior exposure.

  • Your preparation plan.

  • The installation and reopening schedule.

This information makes it easier to discuss the overlay, repair materials, bonding requirements, coloring products, and compatible sealer as a complete package.
